Build with confidence.
When you've decided to build a new home, be sure your best interests are represented.
The process of building a new home is often more complicated than the purchase of an existing home, but this does not mean that the construction process needs to be complicated for you. Custom homes, pre-designed new construction, and semi-custom homes have different processes, and each builder has their own process.
1. Who works for you?
The sales representatives at new construction communities generally work for the builder. If you would like to have your own representation, you will need to choose an professional agent to represent you. At Berkshire Hathaway HomeServices Florida Network Realty, we work for clients as Single Agents by default. This is important to understand as a buyer, because Single Agency is the only form of real estate representation which creates a fiduciary relationship between an agent and client, which is similar to the way you would work with your accountant or your attorney - it means we serve only your best interests, so you can take comfort in knowing we are on the same team.
2. Get the full story.
If you've walked through a model home, you may have noticed all of the lovely features that are often present in model homes. In many cases, these features are upgrades. In many new construction developments, even the back yard fence is not included in the advertised price. I can help you negotiate these types of amenities to ensure that your new home meets your expectations, and I take time to fully understand the things that matter to you before we get started.
3. Custom Homes Need More Coordination
If you are building a custom home, you'll likely benefit from the additional coordination and support from an agent who understands the design process, and who can help you navigate and connect with the right team - architects, designers, builders, lenders, surveyors, and more.
Having relocated to Jacksonville with virtually no knowledge of the area, Clay immediately gave us the confidence and optimism that come with an agent of his caliber. He was extremely thorough, providing detailed information that at first thought seems inconsequential, but upon reflection becomes a critical component of the process. Having been through several home purchases in our lives, never have we been as pleased with our experience as we were with Clay. The full cycle from understanding our interests, the search for and viewing of homes, the offer, negotiation, and close were all deftly handled by Clay and we frequently marveled at his responsiveness and service. We would unequivocally recommend Clay to anyone, and he has our permission to provide our contact information to anyone who would like to speak to us further about our amazing experience.
"Clay went above and beyond with the purchase! Thank you!"
"Clay has been a wonderful realtor from the start of our house hunting, taking the time to get to know my family, our needs, and motivation for looking for a new home. While out looking at houses, he provided invaluable feedback and also really helped us see beyond the structure and aesthetics of houses we may not have otherwise considered. I would highly recommend Clay for all of your realty needs, he is a true professional, he is exceptionally genuine, and has a fabulous eye."
